One of a select group of lenders approved to originate Freddie Mac’s Optigo® Conventional Forward loans for market-rate multifamily properties.
New York, NY — February 20, 2026 — Lument is pleased to announce that it has been approved as one of a select group of lenders authorized to offer the new Optigo® Conventional Forward Loan Program from Freddie Mac Multifamily, expanding its capabilities to deliver forward commitments for permanent financing of market-rate multifamily housing developments.
First announced in October 2025, Freddie Mac’s Optigo® Conventional Forward loan program provides forward commitments for the permanent financing of non-subsidized multifamily new construction and substantial rehabilitation projects. The program establishes permanent loan terms prior to stabilization, offering greater certainty to developers and construction lenders. Available in both fixed- and floating-rate structures, it helps sponsors mitigate interest rate and take-out risk while aligning construction and permanent financing strategies early in the project timeline.

Loan sizes typically start at $10 million, with fixed-rate terms up to 15 years and floating-rate terms up to 10 years, with amortization up to 35 years.
