New York, NY — March 25, 2026 — Lument has closed two Fannie Mae loans totaling $30.7 million to refinance a portfolio of seven affordable multifamily housing communities in Washington, D.C. Lument’s John Hurley, a director based in D.C., led the transaction.
The properties were constructed between 1948 and 1965 and have been substantially renovated since current ownership acquired the assets. All units are occupied by tenants using the Housing Choice Voucher Program, administered by the District of Columbia Housing Authority (DCHA) as part of its efforts to provide quality, affordable housing options to D.C. residents.
“Replacing bank debt with favorable Fannie Mae financing puts these important affordable housing communities in a strong position to continue serving its residents for many years to come,” said Lument’s Hurley.
Both Fannie Mae loans have a fixed rate and 10-year term with interest only for five years.
“The team at Lument delivered a truly excellent outcome, from a smooth and seamless underwriting process to obtaining maximum proceeds at closing,” said borrower Craig London.
The sponsorship team, led by Mr. London, has been acquiring, redeveloping, owning, and managing conventional and affordable multifamily housing in the D.C. area for approximately 15 years.
This was a brokered transaction, brought to Lument through Christopher Davis with Metropolitan Capital.
