Lument’s Justin Elshire joined the Senior Housing Unfiltered podcast to discuss how shifting demographics presents investors with both an immense challenge and a historic opportunity.
As aging baby boomers start to reach retirement, the current inventory of seniors housing simply will not be enough to keep up with demand. Podcast host Tod Petty cites NIC MAP data showing a $275 billion investment gap in senior living development across the country by 2030 and a $1 trillion investment shortage in senior living development expected in 2040. The challenge is compounded by a record-low pace of construction starts, which sits at one fourth of the starts needed.
In the podcast, Justin shares how the senior housing market presents a prime investment opportunity, as high demand and insufficient supply make it an ideal time for strategic action.
“Over the next 15 years there will be millions and millions of people each year moving into seniors housing and healthcare communities,” said Elshire. “I look at that as an opportunity to come up with new, creative solutions to serve these seniors, not only on the financing and construction side, but also through partnerships in technology and other growth strategies. We can all collaborate to create something that hasn’t been created before.”
