HUD has updated a series of environmental requirements in its MAP Guide to reduce borrower costs, streamline due diligence, and support new multifamily development. The changes are effective immediately for any FHA multifamily application that has not reached initial endorsement.

  • Reduced reporting requirements for high voltage power lines and similar fall hazards. Buildings, playgrounds, and pools located beyond 50% of the hazard’s height will no longer require a fall hazard study. For structures within that distance, HUD has replaced the previously undefined engineering report requirement with a simpler technical standard approach.
  • Railroad vibration studies are no longer required for properties near railroad tracks, eliminating a costly third-party study requirement and providing greater flexibility for developments near rail corridors.
  • Clearer guidance for outdoor noise-sensitive uses, narrowing the types of amenities subject to HUD noise regulations. Dog parks, trails, car washes, sports courts, and similar amenities are now excluded, potentially reducing required noise attenuation measures for projects near highways or other noisy areas.
  • Simplified standards for pressurized pipelines create a more straightforward review process. Residential structures, management offices, and clubhouses should be located at least 10 feet from the easement of pipelines operating above 200 PSI.
